Project Description & Challenge

Design Guidelines for Entrance Corridors, completed by the Consultant in 2000, required updating due to the changing nature of development. The initial guidelines were intended to limit the spread of typical franchise establishments, preserving the local flavor and scale of the approaches to the historic downtown. Anastasia Boulevard is the primary approach from the beach and is characterized by highway commercial elements from the 1950’s to 70’s. Scale and views to the City skyline and lighthouse are critical to its character. San Marco Avenue has served as a major entry into the downtown area for almost one hundred years and includes significant pedestrian engagement.

Solution

Marquis Latimer + Halback, Inc. has updated the documents with a robust program of public engagement and in-depth analysis using 3D modeling and spatial analysis. Through numerous public meetings and surveying, a renewed vision of Anastasia Boulevard is proposed, seeking to maintain and celebrate the highway commercial character evident along the boulevard. The standards update seeks to position San Marco Avenue as a more pedestrian friendly space, while allowing businesses to better engage the street with outdoor dining, retail, and other attractions.
